Some of these items are set to be fixed (hopefully for the incoming beta weekend). TTK is a big deal but again, Activision has said they recognize the issues here and are planning on fixing it.

It's an opinion piece for why you should wait to buy. It's usually a consumer-smart idea to wait and see how the launch goes anyways. The article doesn't say 5 reasons not to buy it at all. And of course, it's unspoken that even after reading the article a lot of people will still pick one up at launch if they were planning on it already.

In order to take full advantage of what people are going to buying the Xbox X for (all its specs) you'll want to have technology that supports it within your house. This is where the 4K TV comes in.
