In games like AC2 the true to life locals add a great deal to the game play it's very immersive, and makes you fell like it's a part of history. Made up locals are also a great way for devs to show off there creativity, and can be fun to explore what are inside the minds of others. Some games build themselves perfectly for real locations and others are great for an entirely made up world, Halo, Gears, Killzone.

Games gain environmental immersion when the world is alive and you are interacting with it. All that attention to detail is what gives it that realism. When things are to perfect, it looks fake. One thing I loved about Uncharted 2, was you could go to the egde of a cliff, jump over to the side and just hang out and look around. You could see miles of endless beauty.
There is no "T" in Chernobyl.
